Exemptions from Business Rates

WHAT ARE THE EXEMPTIONS FROM EMPTY PROPERTY BUSINESS RATES?

If you own a vacant commercial property, most property owners will not have to pay business rates for the first 3 months after the building has become unoccupied. After this 3 month period you will, as standard, be required to pay business rates in full. However, according to Gov.uk, some commercial buildings may be completely exempt from business rates if you own one of the following:

– Agricultural land and buildings, including fish farms
– Buildings used for training or welfare of disabled people
– Buildings registered for public religious worship or church halls

CAN YOU EXTEND YOUR BUSINESS RATES RELIEF PERIOD?

If you do not qualify for exemption from business rates, there are a number of ways in which an empty business property can extend the rates relief period, for example:

– Industrial premises (e.g. warehouses) are exempt for a further 3 months
– Listed buildings – until reoccupied
– Buildings with a rateable value under £2,900, until reoccupied
– When a property is owned by a charity and the use of the property is mostly for charitable purposes
– Community amateur sports clubs buildings
